Senior Estimator (Level 5)

As a Construction Estimator, you are the cornerstone of accurate project budgeting, delivering precise cost projections for residential and multifamily modular construction projects.

Position Summary

As a Construction Estimator, you are the cornerstone of accurate project budgeting, delivering precise cost projections for residential and multifamily modular construction projects. You will create detailed estimates, refine internal costing models, and support contract negotiations, leveraging your expertise in hands-on construction to ensure constructability and value engineering. With a keen eye for detail and a passion for problem-solving, you’ll collaborate with sales, preconstruction, and production teams to drive efficient, high-quality outcomes. 

 

WHAT YOU HAVE ALREADY ACHIEVED (Minimum Requirements): 

  • Min. 1-year bag-on construction experience in a trade within residential construction  
  • Min. 5 years cumulative experience within the construction industry 
  • Min. 2-year years work experience as an estimator 
  • Ability to confidently estimate self-perform labor, materials, subcontractors for SFR’s, townhomes, midrise multifamily (Type III and V) 
  • Competency in understanding construction documents for the above project types 
  • Ability to work efficiently in Bluebeam, Microsoft Excel 
  • High attention to detail and ability to format aesthetically pleasing and convincing estimating documentation 
  • Ability to work in a structured way: set and work with deadlines, communicate clearly, work in iterative process 
  • Deep understanding of CA codes (CBC and CRC) and means and methods for the above project types. Ability to solve any constructability question through independent code research.
  • Ability to find constructability issues in plan sets 
  • Ability to lift 50lbs without assistance 

 

WHAT SETS YOU APART (Preferred Requirements): 

  • Min. 3 year bag-on construction experience in two or more trades within residential construction  
  • Min. 10 years cumulative experience within the construction industry 
  • Min. 3 years work experience as an estimator 
  • BS in engineering, architecture, construction management or degree from a technical college or equivalent industry experience 
  • Procore estimating experience 
  • Awareness of general market pricing in CA for construction materials and labor 
  • Modular construction experience 
  • Rich competency in creating and developing estimating models

  • Estimating: Creating high-level and detailed estimates for factory-built scope

  • Specifications and finish schedules (allowance schedule) 
  • Labor cost estimating

  • Subcontractor cost estimating 
  • Value engineering: Suggesting ideas to the client on how to get more for less (alternative materials, methods) 
  • Estimating Development 
  • Refining our internal estimating formulas for labor through coordination with factory team 
  • Refining material and subcontractor costing through creative material choices 
  • Refining estimating templates to save time and increase estimating throughput 
  • Supporting contract creation and negotiation: 
  • Create initial contract drafts based on existing templates 
  • Review and negotiate contract drafts with clients (scope adds/reductions/value engineering) 
  • Design review for constructability, optimization of factory efficiency, and value engineering: 
  • Architectural SD, DD, CD 
  • Structural SD, DD, CD 
  • MEP SD, DD, CD 
  • T24 SD, DD, CD 
  • Fire Sprinkler, Fire Alarm SD, DD, CD 
  • Civil, geotechnical, and environmental

SALES DIRECTOR Responsible for lead generation and finding projects. Closes deals. 

PRECONSTRUCTION COORDINATOR Manages the client relationship, project schedule and  design consultants 

LEVEL 4 ESTIMATOR Works alongside you, needs support on new project types 

VP OF OPERATIONS Only Level 5 estimator in the team, working on handing it off to you 

PRODUCTION TEAM For refining labor estimates. 

MATERIAL TEAM For refining material estimates. 

YOU: LEVEL 5 Estimator

LEVEL 3 Working independently on the complete task, needs supervisor to review work to assure consistent quality, may not recognize gaps in their own knowledge, doesn’t make repeated mistakes 

LEVEL 4 Does not require supervisor to review work. Identifies where questions need to be asked to assure no mistakes are made and quality is ensured. Ability to identify where existing processes and standards are not applicable/limited and ability to resolve with minimal supervisor help. 

LEVEL 5 Ability to teach the task successfully to others, potential ability to solve all questions regarding task independently from any other individual within the organization (subject matter expert), understanding how task is completed in other organizations and other applications to improve the internal process.

COMPENSATION AND CAREER GROWTH: 

  • Annual salary pay bands depending on experience, paid bi-weekly: 
  • $90,000 to $125,000  
  • Opportunities for performance-based increases

Josh Kaeber

Josh grew up in a German family business that has been building prefabricated housing at scale since the 1970s. He began his career as a journeyman framer, gaining valuable hands-on experience both in the factory and on install teams. With a degree in Construction Engineering and Business Administration, Josh has worked on both the construction management and real estate development sides of multifamily projects exceeding $200MM. Passionate about building quality housing in the most cost-effective way, his combined expertise in engineering, planning, estimating, and financial feasibility drives him to consistently find the most efficient way to build.
