Position Summary
The Director of Modular Design and Sales is responsible for converting all initial client interest (warm leads) into final sales, facilitating the transition of potential clients into pre-construction and construction contracts. This role involves securing a backlog of 620,000 sq ft (or 960 units) of residential and commercial projects annually. Additionally, they oversee all pre-construction activities and workflows, ensuring an excellent client experience throughout the entire process, from the initial modular design to permitting and hand-off to the project team.JOB RESPONSIBILITY
- Organize all client contacts and coordinate the sales process.
- Perform initial feasibility studies on potential projects including code and planning research and initial modular design direction.
- Create preliminary and detailed cost estimates and scope documents for small turnkey projects or larger projects limited to modular manufacturing.
- Creating, negotiating, and administration of all pre-construction and build contracts.
- Steer schematic designs through creative ideas and visual communication towards modular- friendly designs.
- Oversight/Coordination of all design and engineering partners as well as other consultants: civil, energy compliance, geotechnical engineering, environmental, etc., during SD, DD, CD, and plan check.
- Develop/establish key relationships as representative of US-Offsite within the West Coast real estate development and construction industry.
- Handle delegated authority from Owner and Executive Team as appropriate. Contribute to company leadership team.
MINIMUM TECHNICAL REQUIREMENTS
- Work experience as architect, designer, drafter, engineer, and/or project manager
- Competency in compiling construction documents and other design deliverables
- Ability to develop and express modular design ideas graphically.
- Competency in managing the entire pre-construction process (Concept, SD, DD, CD, Permitting).
- Ability to set and work on deadlines, handle communication with Clients, contract and manage consultants
- General understanding of CBC, T24 and zoning codes.
- General understanding of permitting process.
COMPENSATION
- Wage: $80,000-$140,000 DOE
- 90-Day Review and wage assessment, with potential of increase
- Paid bi-weekly
- 40+ hour work week
- Mileage on personal vehicle paid at 50 cents per mile on each paycheck
- Benefits eligible AFTER 90-Day Review:
- 80 hours Vacation (Accrued Annually) increases annually
- 40 hours sick pay per year
- 5 paid holidays (New Years Day, July 4th, Thanksgiving, Christmas Eve, Christmas Day)
- Medical, Vision, and Dental, with partial compensation by US Offsite
